Cancel within 24 hours of booking and you get a full refund, as long as check-in is at least 7 days away. After that, cancelling 5 or more days before check-in is a full refund; cancelling inside 5 days means we keep the first night plus 50% of every remaining unused night. Holiday stays are stricter: full refund 30 or more days out, 50% back between 14 and 30 days, and 25% back inside 14 days. Stays booked through Airbnb or VRBO follow that platform's policy instead. It's a request-and-approve process, not an instant purchase. You send the dates, complete a quick ID check through Stripe, and we review every request by hand. If we approve it, we email a secure payment link that expires 24 hours later, and your reservation exists once we send the confirmation email. Nothing is charged before approval, and an unreviewed request expires after 7 days.

The minimum stay is 2 nights, and 3 nights over any holiday period.

The maximum stay is 28 nights. We can't book a single stay longer than that.

Yes. Stays of 5 nights or more get 5% off the nightly rate, 7 nights or more get 10% off, and 25 nights or more get 20% off. It is applied automatically in your quote, it applies all year including holidays, and it comes off nightly rent only — never the cleaning fee or tax.

Check-in is from 3:00 PM, with self check-in using a unique code sent the day before arrival.

Check-out is by 11:00 AM.

No smoking, vaping or e-cigarettes anywhere on the property, indoors or out — evidence of smoking incurs a specialist cleaning charge. Quiet hours start at 10:00 PM; this is a residential neighbourhood in the forest.

Our advertised nightly range already includes the cleaning fee, spread across the stay — that is why the per-night figure is lower on a week than on a two-night weekend. Rates also move with the season: summer and ski-season weekends sit a little higher, and major holiday periods — Christmas and New Year, Thanksgiving week, and the Martin Luther King Jr. Day, Presidents' Day, Easter, Memorial Day, Independence Day and Labor Day weekends — are our peak, carry a three-night minimum stay and are excluded from member and referral discounts. Everywhere else the minimum is two nights. On top of the nightly figure you pay only Calaveras County transient occupancy tax of 12% on stays of 30 nights or fewer, plus any pet fee if you bring a dog. Everything is itemised before you pay, and the total you see is the total. Stays of 31 nights or more are exempt from that tax. Bookings made through Airbnb or VRBO may have tax collected by the platform.

Yes. Every direct booking includes guest verification and damage protection through our partner Truvi, the same kind of check Airbnb and Vrbo run. After payment the lead guest gets a short, secure Truvi link to complete before arrival — it takes a couple of minutes and we never see your documents. If verification isn't completed we may cancel the stay and refund you in full.

Maximum occupancy is strictly 4 guests, infants included.

One dog is welcome with our prior written approval. Dogs must be house-trained, never left alone in the loft, and you're responsible for any damage or extra cleaning. Undisclosed pets incur a fee and may end the stay.

No. A Koda Loft booking does not include access to the main chalet, the hot tub or the bocce court.
